Please be considerate about using the a/c. Please be comfortable, but not wasteful. Be sure to keep
doors/windows closed when running the a/c. Do not set the temp lower than 72 or the unit may
freeze. When you check-out please adjust a/c to 80ºF. The refrigerator will be empty upon your
arrival. When you fill it with groceries, it will take some time to cool the food/beverage inside.
SWIMMING POOL The pool designated for this house is the Southard Court Pool at the end of President’s Walk over by
Southard St. It is a shared pool. Expect to see a pool maintenance person on the property during
your stay. Never add any chemicals to the pool yourself or adjust the pool heater. If you have any
problems with the swimming pool or pool heater, please call the maintenance number provided in
this document.
POOL RULES Pool Rules are posted at the shared pool. Basic rules are: Please keep glass out of pool area, no
smoking, children under 18 must be accompanied by an adult, no diving or horse play, and no loud
music.
PLUMBING Most plumbing in Key West is older and sensitive. Never flush feminine products or baby wipes down
the toilet. Please be careful of what goes down the drains. Food and hair will clog them. Garbage
disposals are not trash cans. Please be careful and make sure water is running and you slowly feed
food into it. Please don’t put shrimp shells, lemon or lime peels, corn husk, or bones, and be careful
that beer caps or any other metal falls into the disposal. Just use common sense.
GROUNDSKEEPING Outside grounds are professionally kept. Within our fences is our responsibility. If you have any
issues please contact the maintenance number provided and we will attend to the issue.
NOISE ORDINANCE There is an enforced noise ordinance in Key West. Many of your neighbors live here full time and are
noise sensitive. Please remember you are in a private home. Please be courteous and aware of your
noise level. It is a violation of the City of Key West Noise Ordinance to play music at a loud volume
outside after 10PM. Please use common sense and be considerate of your neighbors or we will
receive complaints and the police may be called.
RESPECT & SAFETY Please keep in mind, at all times, that this is a private property and not a hotel. We love to share our
house with guests and are very happy that you are here to enjoy it. We ask that you treat it with the
utmost respect. If you have children in your party, please watch them very carefully around the
property.
LOCK YOUR DOORS Play it safe in Paradise! When leaving the property please lock all doors as well as when you sleep at
night. Please be advised that we are not responsible for lost or stolen articles.
SMOKE FREE HOUSE This is a smoke free house and property. Please if anyone in your party smokes go outside and
dispose of your buds in the trash or ash tray. Failure to follow this rule will result in the forfeiture of
your entire security deposit.

PROCEDURE
No Pets are allowed at this property. Any exception to the No Pet policy must be approved in
advance by Craig or Cindy and will include an additional pet and cleaning fee. Sneaking pets into any
property can result in immediate eviction without a refund.
This house is kept clean and has monthly pest control service. Be aware that bugs and pests are part
of life in the Tropics. Don’t be alarmed if you see pests inside. It’s not unusual to see ants, geckos
(little lizards) or a palmetto bug (a kind of roach) in the house. Outside, you may see an iguana or
even a Key Largo wood rat (which are endangered rodents). If you do, please don’t be frightened.
Help keep pests away by putting food away and cleaning dirty dishes. Don’t leave food out
anywhere, including kitchen counters. You are in the Tropics “Where Ants Rule and Bugs try to.”
Please Note: Refunds are not given if you see bugs or pests.
Linens: Bed linens as well as bath and beach towels are provided in the property. Laundry: There is a
washer & dryer for your use. Please do not overload. These are not commercial appliances and will
break if overloaded.
There are trash and recycling bins at the end of the parking lot (go out front door of house and take a
left and then take a left at the parking lot). Please put trash in bins and recycle in Blue containers.
Please Do Not put plastic bags or Styrofoam into the recycle bins.
Please follow these procedures when it’s time to depart from the property. We appreciate your
cooperation
CHECK-OUT TIME IS 10:00 AM
Late departures are not possible as new guests generally arrive the afternoon of the same day you
depart. Unfortunately, it is NOT possible to store your luggage at the property if you plan to stay in
Key West after your departure time. We cannot accept liability for unattended bags.
Please check the property carefully to make sure you have all your personal belongings. Check
drawers, bed stands, under beds, closets, and bathrooms. Make sure you have jewelry, chargers,
laptops, and cell phones. We do our best to return forgotten items, but we are not responsible for
lost articles. There is a $30.00 fee to return left articles plus postage.
Please leave any perishable items in the refrigerator and our house keepers will take care of them.
Please rinse dishes of food products to help prevent attracting bugs. Please take out garbage and
recycling and place in proper bins.
Please turn a/c unit(s) to 80 degrees when you leave.
Please be sure all keys you used to gain entry to the property are returned to the lock box. There will
be a $75.00 Fee Per Set of Keys Lost or Not Returned

Pest Control Appointments:
We have monthly pest control service the 1st Saturday of every month. It is vital we keep to our
schedule in order to stay ahead of pest issues as we are in the tropic. PLEASE allow them access if
you are staying in the property during this time period.
Randy's Garbage Disposal Don'ts:
The most important rule of thumb: Don't Put Anything in The Garbage Disposal That Is Not
Biodegradable Food. A garbage disposal is not a trash can; it's for food scraps only. Nonfood
items can damage both blades and the motor. When in doubt, throw it out!
• Don't grind glass, plastic, metal or even paper
• Don't pour grease, oil or fat into your garbage disposal or drain.
• Don't grind extremely fibrous material like corn husks, celery stalks, onion skins, and artichokes.
Fibers from these can tangle and jam the garbage disposal motor and block drains.
• Don't turn off the motor or water until grinding is completed. When grinding is complete, turn off the
garbage disposal first. Let water continue to run for at least 15 seconds, flushing out any remaining
particles. Then turn off water.
• Don't put large amounts of food down the garbage disposal. Feed food into the garbage disposal a
little at a time with the cold water running; this will help the food scraps flow down freely through the
drain pipes and plumbing.
• Don't put expandable foods into your garbage disposal. Foods like pasta and rice expand when you
add water in a pot; they do the same thing once inside your pipes or garbage disposal and are the
cause of many jams and clogs.
• Avoid putting coffee grounds down the garbage disposal.
• Don't put seafood shells like shrimp, fish scales, lobster shells, etc.
• Lastly please make sure cold water is running before using the disposal and slowly feed food into
the disposal.
• If sink does clog DO NOT run the dishwasher. This will cause both the sink and dishwasher to
overflow. Call Randy at 305-747-2330.
Randy's Basic Maintenance Issues:
• Cable Boxes -In most properties we use Comcast. Each TV has a little black box the size of a wallet. If the TV
says low or no signal, make sure the TV itself is on channel 3 or 4. Try using the controller that matches the
TV Brand. Example: a Samsung TV will have a controller that says
Samsung on it. If the controller is not available, you can normally do it manually at the TV. Next, The green
light on the box should be solid. If it is blinking or no green light, check the power cord and the cable
connections. If the TV still does not work call Randy at 305-747-2330.
• Air Conditioners - We like to have the Air Conditioners set at 72 once you arrive and back to 78 when you
leave. Some common issues we have with the A/C's is them freezing up. Please, when you are at the house
and the A/C is running keep all doors and windows shut. With the high humidity we have in Key West this is
a recipe for a frozen A/C. If you notice the A/C is not keeping up with the thermostat setting call Randy at 305-
747-2330. Note it is very difficult to get an A/CTechnician out after 4:00 pm or on the weekends so be careful
not to freeze up your unit.
• WiFi-Most of our homes have customized wifi settings. Network ID's start with the word "guest" and the
unit number. Passwords start with the word "tellerd" all lower case and the unit
number. If you do not see the Network ID show up, unplug the modem for 10 seconds and plug it back in. Do
not hit the reset button on the modem as this will cause the modem to go back to
factory settings. If you are still having problems call Randy at 305-747-2330.

Check-in:
Units are available for check-in any time after 4pm.
Check-out:
Check-out time is 10am. Please plan to be out of your unit by that time so that we have enough time to prepare the unit for
our next guest. Check-out instructions are also posted in all of our units. One of the conditions of returning your security
deposit is the timely return of both sets of keys to the lock box and the condition of our unit.
While a departure clean is included in your rental, our cleaning staff has a lot to accomplish in a short amount of time and
would appreciate any help you can provide including the emptying of trash, loading and/or running of the dishwasher, and
stripping of any beds used. Any help is greatly appreciated.
Key Return: Please make sure all 3 sets of keys are in the lock box and lock it by simply changing the sequence
of numbers. If all 3 sets of keys are not returned to the lock box, there will be a $75 charge per set of keys to
your security deposit. PLEASE do NOT mail the keys to us as our next guests will need them to check-in. As we
are in process of converting from mailing keys to using the lockbox, please disregard any information in the
property which may state you should mail your keys back to us.
Laundry:
Please leave only your last day’s towels and linens. Our cleaning service will take care of them. Do not remove glasses,
dishes, or leave items in the wrong unit (if you booked multiple units) or at the pool.
Parking:
You must have a parking permit in order to park in a space or you will be towed. To get a parking permit go to the
Guardhouse at the main entrance (Southard & Thomas) and tell them you are guests of Craig & Cindy Tellerd and need a
parking permit to the unit you are staying in. IF YOU DO NOT HAVE A CAR YOU DO NOT NEED TO CHECK-IN AT THE
GUARDHOUSE AND CAN GO DIRECTLY TO THE HOUSE. Only cars require a parking pass. Scooters, etc. do not.
Please park in the assigned space or you will be towed. Note there is no guest parking or extra parking spots in the Truman
Annex.
While there are several gates to enter and leave the Truman Annex via your vehicle, all gates except the main entrance
(which has no gate) require a security gate opener so you will need to enter and exit the Truman Annex only through the
main entrance when traveling via your vehicle. You can use these gates when traveling on foot but see information on
“Keys” below.
Keys:
Truman Annex is a 6-block gated community and all gates (except the main Guardhouse entrance at Southard & Thomas) are
locked to outsiders after 6pm and you will need the “Gate” key to access the grounds. This key is included in your key chain
along with your house key. If you do not have the Gate key and the gates are locked you should enter the Truman Annex
through the main entrance on Southard as this entrance has a security guard so is never locked.

activation procedures. Overnight services such as Federal Express or UPS can be used.
While on vacation in our properties, please practice normal safety precautions and keep all windows and doors locked
both at night and when you are out. We also suggest leaving front and back outdoor lights on during evening hours.

IMPORTANT INFORMATION
As with all private homes and condos, Craig & Cindy’s Key West properties need occasional repairs and maintenance. While
our property manager and cleaning staff will respond to any routine repairs, maintenance or needs during normal business
hours, please immediately notify Randy, our property manager, or us with any emergency repair or service needed at any
time 24 hours per day.
